Jarrod will be the one designing your home. Jarrod has experience framing in the field, as well as estimating, and has had the opportunity to be a part of many different types of construction. Jarrod will design a home that is efficient to build, suits your needs, and doesn’t look like every other house in the neighborhood.
What makes you different from other builders?
We have our own crew of quality craftsmen. We don’t subcontract every single phase of construction. We still do a large portion of the work in-house so we can maintain high levels of quality with both what you see and with what is inside the walls that you can’t see. Builders who subcontract most tasks lose direct control over some very important aspects of each project. By maintaining, educating, and developing a highly skilled staff of true, genuine craftsmen, Jarrod Smart Construction, Co. can deliver the highest quality construction experience available. We bring a very high level of professionalism to the construction industry, in contrast to common stereotypes. We don’t use “rules of thumb” or guess at certain construction specifications. We hire the professionals necessary to deliver a sound product. Do you do remodeling?
We do a lot of remodeling, and we bring to it the same values – quality and integrity – as we do to new construction.
Where do you work?
We have worked as far as 100 miles from Sioux Falls and are open to going further. Bear in mind that there may be increased expense, due to travel time, mileage, and so forth.
How do you see the relationship between you and your clients?
Jarrod is both your builder and your advocate, working with suppliers and construction partners to make sure your needs and wishes are satisfied. Jarrod, his craftsmen, and his clients are a team working together to make sure the house you want is the house we build. We are committed to facilitating an enjoyable owner experience.
What’s your specialty?
Our specialty is building extremely high quality, well thought-out custom homes.
What style homes do you build? In what price range?
We design and build very custom homes in any style to meet your budget. Our clients’ budgets typically start in the $300,000’s. We also build custom homes designed by outside parties.
How soon can you get started?
As soon as possible. It depends on your schedule, our workload, the time of year and other factors. We don’t take on more than we can handle. That makes sure your project receives Jarrod’s close onsite attention.
How long does it take to estimate?
While some contractors will toss off a ballpark figure immediately, we take the time to estimate your project correctly and precisely. After a thorough discussion of specifications based on the blueprint, the estimating process takes approximately 20 business days. In return you’ll receive an extremely accurate and reliable estimate of costs.
I want you to design my new home. How long will it take?
Anywhere from one to four months, depending on the size of the home and the number of revisions. As a designer of custom homes, we expect changes during the process. We allow time for the give and take nature of home design. At the end of the process you’ll have a design you’re happy with.
Will Jarrod spend time on my job site?
Of course. As the designer and contractor of your home, as well as your advocate, it is essential that Jarrod spends time on your jobsite to oversee the progress and facilitate the project management. He is also very hands on, so don’t be surprised if you see him strapping on his tool belt!
How long does it take to build?
It depends on the complexity of the home. More conservative floor plans will go quicker – say 120 days for a 2,000 square foot plan. Other factors include the time of year, site conditions, and scheduling.
What portion of the work do you do?
We have our own team of highly skilled craftsmen who are expert framing and finishing carpenters. They complete such tasks as framing, finishing, roofing, flashing/water management, cabinet layout, door and window installation, transitional tasks between trade contractors, and product selection assistance.
How do you handle change orders?
During the construction of a custom home, we anticipate that our clients will change their minds periodically throughout the construction process. We don’t penalize clients for doing so by charging a flat change order fee, as some builders do. We charge the same amount for change orders as we do for the rest of our services. Change orders are carefully documented and approved by all parties throughout the process so that you always have an up-to-date contract amount. Our design services are available for design changes throughout the construction process.
Who will be the subcontractors on my project?
The term ‘subcontractor’ is vague and unenlightening. It is more accurate to think of them as we do - highly skilled trade contractors with specific specialties. We like to use the same group of trade contractors as much as possible because we have a working relationship with them and they know our expectations are very high. We depend on them for outstanding work, and they deliver it.
